RENT - $64.29 ELIZA BLACK / KATARIA CLAIM AGAINST BOND REFUND: 

The facts are... The rent receipt (below) evidences the rent being paid up to 22 August 2023 (a Tuesday), being the departure day.

•  Over the whole period of our tenancy, we had always paid the exact full amount of rent that was due every fortnight on a Tuesday, and it was never late.

•  An exception to that is when we accidentally overpaid $10.00 at the start of the $810.00 weekly periodic tenancy.

•  Given the rent payment details, it is simply IMPOSSIBLE for there to any rent owing.

•  Whatever the confusing jumble of figures of the alleged ledger comes up with, the ledger is simply wrong.

FURTHER, on 4 August 2023 Ms. Eliza Black property manager was requested by email for an explanation regarding that same amount being $64.29 (QUERY 1 below). As there was no response, on 7 August 2023 Ms. Black was again requested to explain the charge (QUERY 2 below), and again the tenants received no response. Having neglected or refused to explain at the time, Ms. Black now produces a confusing jumble of figures.

RESULT
At the RTA Conciliation Conference, Eliza Black, Ashleigh & Saurav Kataria withdrew their ridiculous $64.29 claim.

WATER - $57.14 ELIZA BLACK / KATARIA WATER CHARGE CLAIM AGAINST BOND REFUND :

We have not received an invoice. In any event most of that charge is likely attributed to several days of pressure cleaning ALL the pebblecrete pathways and driveway down to the street after the tank water ran out because the Saurav & Ashleigh Kataria owners would not repair or replace the burst larger water tank with loss of about 9,000 litres of water.

RESULT
At the RTA Conciliation Conference, the water claims were paid in consideration of the Black/Kataria whithdrawing their ridiculous rent and cleaning claims.

CLEANING - $550.00 ELIZA BLACK / KATARIA CLAIM AGAINST BOND REFUND :

After a 2 years and 2 month tenancy, the tenants Janet & Angela spent 4 days thoroughly cleaning. Many of the complaints by Ms. Black are trivial and in PARTICULAR... the photos are AFTER photos which cannot be compared to BEFORE photos, because there are NO before photos of the SAME subject.

AND if Ms. Black had requested the tenants to return to the property to address the complaints (which she didn't), the tenants would have returned to the property and done so. But rather than do that, Ms. Black has arranged for an exorbitant Bond Cleaning fee of $550.00, for which she now seeks payment by the tenants. 

Along with the Water Invoice, Ms Black has not provided a copy of the Bond Cleaning invoice.

FURTHER we were the first tenants to lease the property after it was purchased by the owners from the original owners believed to have lived there for between 30 to 40 years. There is no evidence to show that dust complained about in locations such as sliding window/door tracks, was not there in the first place.

It is entirely logical, for any judgement to be made on the cleanliness of an item, there needs to be before and after photos of the same thing, not just an assumption that a particular item, such as a window track, was clean to start with.

FURTHER the documents evidence (below) that Ms. Black initially referred to such as the Exit Report, are no longer available to be viewed and cannot be found. See the below evidence of that.

RESULT
At the RTA Conciliation Conference, Eliza Black, Ashleigh & Saurav Kataria withdrew this $550.00 CLEANING CLAIM.

Is this a standard Coronis Swindle?

It was never necessary to hold up return of the $3,200 bond on the basis of ridiculous claims. Had Ms. Eliza Black (for the Kataria owners) provided final water invoices prior to engaging in what appears to be a malicious attempt to rip-off and annoy the tenants, the water invoices would have been paid, thus making a BOND CLAIM totally unnecessary.
Just another example of Gaming the System by scumbag Property Managers as agents for their clients.
